I have the following house for sale in Kerrserign. Please email me if you are interested so I can send you pictures.
This comfortable, fully airconditioned bungalow has 1 open living room/dining room, 2 bedroom with en suite bathrooms with bath and waterheater and built in wardrobe, 2 bedrooms with separate bathroom with shower and waterheater, large kitchen with plenty storage, store with plumbing connection for washing machine/dryer
There is a flowery front and back garden with mango tree and banana/papaya trees, garden wall covered with bougainvillea on inside and outside, doghouse. Parking for 2 cars inside compound.
There is a watchman/maid compound with small 2 bedroom/1 bathroom house. Compound is attached to the back garden separated by a wall and accesible through the back garden door. It has it's own entrance door to outside.
There are 2 x 1000L watertanks and a pressure pump to supply the house and watchman house.
The bungalow is located not far from Coconut Residence Hotel, 500 M from the beach and 100 m from the main road.

With this amount, i can buy a house in Europe or even in the united states. In some states of the US, you can get a three bedroom house for this amount. This is an outrageous price and it is immoral when citizens cannot afford land in their own country. Its D4,197,500.00 an amount equivalent to nearly 61 years gross annual salary of the highest paid public servant in the gambia or equivalent to 700 years gross salary of a Driver earning D500.00 per month.
Free market is dangerous especially where the variables are distorted. |

Yes, I understand, but I very much doubt if the seller was charged the Gambian price for the land or the Gambian price for building the house in our lovely country,( I assume that the owner is not A Gambian!) so I think your reply is a little lopsided,if all prices were local then I would agree totally,it may just be possible that the seller has been somewhat overcharged by some of our countrymen for what has been built,which sounds to me like a super house.Who is to blame for the price asked the owner of the house,the owner, or perhaps sombody else ?

It does not matter. Its immoral if citizens cant afford to live in their own land. Its sad to be a squatter in one's country. |

How much for the house ? i did not see any amount stated. it is about choice and taste with affordability. |

Its a very good price compared to some, but there are so many properties for sale here that it is a buyers market. I personally have no interest in buying here as rental is so cheap in relation to buying - the price of the above house is the equivilent of 80 years rent!!!! There is a huge plot of land for sale at Gunjur for 15,000 dls, BUT, this price is for Gambians only.Maybe this is the way to go to keep the land /property available to local people, but I'm afraid the lure of big money will mostly win. kondorong - tell me are you one of these poorly paid government officials, as you are always quoting their salaries My watchman is obviously grossly overpaid, I will have a chat with him tomorrow....... |

Quite agree, but its a fact of life!!. I dont own any property in the UK, so whenever I return I also will be 'squatter'. |

But the diffrence is, the ratio of the salary of the lowest person in Briton compared to cost of housing is far more favourable than in the Gambia. I was in the Uk for some years.
As a student i had 425.00 pounds per month and i paid my rent, utilities and even managed cost of books from this amount. Certainly the cost of a two bedroom home in UK is not equal to 700 years of salary of the lowest paid public servant.
What we need to look at is the relative cost of living in each country. D500.00 can only rent a single room with no toilet whilst atleast in the UK, the least paid can afford to pay for a one bedroom studio and still have some change. This relationship between pay and cost of living in each country is crucial. |

I am not but i have worked with them for ten years and my heart aches when i see them receive monthly pensions of D50.00 after retirement. Infact at the treasury, they have resorted to paying them every six months so that they could collect D300.00 to cover their taxi fares to banjul or the Commissioners offices. This was around 1997. There was one who receieved less than D50.00 per month of pension.
No wonder many of them die five years after retirement. They hardly live to see 60.
These people never dreamt of owning a bicycle let alone a house. These "Dialy Paid" who are infact full time employees in disguise have suffered under both regimes and no one talks about their problems. They are Gambians with hopes and aspirations and would like to enjoy life with dignity. They have children who unfortunately never go to school beyond grade six. The cycle of poverty just entrenches in such families as though they do not belong.
In the days of the PWD, the early morning trucks to Banjul provided means of transport and then walk two miles to get to work. Now they are as desperate and confused than ever before and you cannot but notice the desperation by 4.00pm when they need to go home because they cannot afford fares. They are seen stopping every car and asking for a ride.
Its a tragedy if we cannot protect our own. Saddly infact not many live to retire at age 60. By the way only this category and the Chief Justice are by law allowed to work up to the age of 60. The rest must retire at 55. |

The difference between renting and buying is that rental isnot an investment, it is just a place to live. However expensive Gambian houses are now, the prices seem to be on an upward trend. The only thing that would change that is if the country became politically unstable, then you wouldnt sell a property at any price!
Buying property abroad is a risky business, but can be very profitable. My accountant advised not to risk any money that you couldnt afford to lose. So it is the same old story, the rich get richer and the poor dont benefit from the 'progress'.
Property prices are in the free market, so they will find their own level. A property is only worth what someone is prepared to pay for it.
ines, the house sounds lovely. If I win the lottery I will buy it! |

I am sorry but U misunderstand me,if a Gambian wants a house then he can buy land and build a house for VERY much less than a non Gambian,of course, if many more people choose our country to come and live and work in then there is going to be a shortage of available land, the law of supply and demand then takes over,it is also a fact that the centres of employment are in the MAJOR towns,if you are happy to be a farmer them land is available in the provinces.Its a catch 22 situation I am afraid.Perhaps Gambia should only be for Gambians and no one else should be able to buy land,I just don't know.

What is the answer then to get the wages up to a decent level, is the government really that poor!!They seem to have an awful lot of expensive vehicles for a start, which are unneccessary and expensive to maintain. Were does the money go! I'm sure someone out there has a solution. |
