it is a pitty I have just seen this tread now, i am active on many different forums and dont always have the time to look around.
my first comment is that I am almost 100% sure there are no Dutch owners of compounds and plots in Brusubi , simply because it was not allowed to posses a plot there as a foreigner when they were allocated.
There are a number of plots in the hands from Gambian-Dutch couples and some Dutch couples rent a place from Gambian owners.
Funny thing is that the socalled Jenny who started this tread is in fact a Belgian national and male who has to hide his identity and who claims in this same tread to be the owner of a house in Brusubi
because he is married with a Belgian lady, it makes him one of the very few completely European couples who own their own plot in Brusubi, the same fact where he is complaining about so much ( oops i made a mistake, only dutch are not allowed to have any possesion in this world, this man is wellknown for his hatred against the Dutch and is succesfully banned on Dutch internetforums)

There is a lot of landspeculation going on in the Gambia, some is done by foreigners but in my opinion most is done by Gambians themselves. I personally know Gambians who each own more then 50 plots, also in Brusubi there is a lot of speculation.
Prices are not marketconform but are driven up by sheer expectation, it is only a question of time before this whole market build on thin air will collapse.
Most foreigners who think they will stay forever leave Gambia after 1 till 5 years , thats why you see hundreds of houses empty and for sale, just browse the internet and you will be surprised.

the Gambian government is well aware of the fact that land is becoming to expensive for average Gambians, thats one of the reasons they created the Social Housing Finance and Security Corporation.
Brusubi one was one of the projects for the average Gambian but it didn,t work out right and Brusubi became a project of speculation, Brusubi 2 had more strict regulations but still the same happened.
After that they made some radical changes, the big project in Tujereng is for Gambians only and they have to prove that they dont posses any land at all, only the landless people are allocated a plot there.the Tujereng development has water and electricity, if they have paved streets I don,t know The Corporation provides 30 year mortgages with low interest rates. And your are prohibited to sell your plot for a number of years, for about 25000 till 30000 dalasis they provide on the plots core houses, only the foundation and bare walls so the families can make the rest as cheap or expensive as trhey want.
The Corporation is doing this project very well and is really helping the average Gambian and I am convinced they will do the same in the new developments in and around Brikama.

What an interesting posting. A similar project to the council housing built in Britain between the wars. That was also a big success at the time and moved people from over crowded shared housing to having a home of their own at a reasonable rent. Now there are charities such as the Joseph Rowntree Foundation providing part owned/parted rented houses for those that could never afford a full mortgage.

Roger, this sounds a very forward thinking project that could be spread out around Gambia (especially in built up areas where land is expensive) with success. It's great to hear something so positive.

Kondorong, I must say I agree with you 100 percent based on my own experience. Thank God I have someone who is building a house for me at a fraction of what Value and Taf are charging and for the same quality.

kondo , i think some people are crazy in the gambia. you can buy a modern hightech building in dubai and malasia for less tha £50000 yet in the gambia a small three bed house cost close to £90000.what is going on ? have some body found gold mines some where ? .i visited taf's office ,i know a family friend working for him ,he told me come there ,we will give you a good deal .i went only to offered a jung song ( heavy price). he said $60000 for a four bed house .i said i can build a house for a fraction of that .what a mad world.

You see some people jump upon free enterprise. I agree, but free enterprise has certain variables that must exist which we dont. Such priceshave no basis. Its just greed.

I wonder how people can buy these houses when the highest paid public official receives no more than $500.00 per month.

You are right. There are gold mines that we do not know of. May be the oil exploration has started.

Very soon we will start to see homeless Gambians in the streets. It will sure come to pass. At this rate of prices of housing, many poor in between will be sandwiched to live on the streets.
